The $500 is a one-time, non-refundable fee that gets your home listed and active on the Northwest MLS (NWMLS). From there your listing is automatically syndicated to Zillow, Redfin, Realtor.com, and other major real estate sites, giving you the same exposure as a traditional listing.
You pay a flat $5,000 at closing, handled through escrow. That's it for our listing service. On a typical Tacoma home, that's thousands less than the traditional 2.5% listing commission.
No, the $500 activation fee is non-refundable. It covers the work required to get your listing live and active on the NWMLS.
Yes. Once your listing is active on the NWMLS, it is syndicated to Zillow, Redfin, Realtor.com, and hundreds of partner sites, just like any agent-listed home. You get full market exposure.
Yes, as the seller you manage showings on your own schedule. This is part of what keeps costs low and puts you in control. We provide guidance on how to handle showings smoothly and safely.
Our flat fee covers your listing side only. Many sellers still choose to offer compensation to a buyer's agent to attract more buyers, and that amount is separate and set by you. We'll walk you through your options so you can decide what makes sense for your sale.
You're never locked in. You can cancel your listing at any time before you're under contract with a buyer, and there's no penalty for deciding a traditional agent is a better fit for you. The one-time $500 activation fee is non-refundable since it covers getting your listing live, but you'll never owe the $5,000 closing fee unless your home actually sells through us.
Absolutely. We help you determine a competitive price using real, local Tacoma and Pierce County market data, so you can list with confidence.
You'll review and sign the contracts, but you're not alone. As a licensed brokerage, we help you understand the paperwork and coordinate with the title company and buyer's side to keep your closing on track. For complex legal questions, we always recommend consulting a real estate attorney.
